Crash cannot come in real estate sector
While talking to Nikhil Kamat during a podcast, Irfan Rajak expressed confidence that no matter what happens, there cannot be a crash in the real estate sector. Investing in property is safe. The real estate sector is strong. The country’s population, urbanization and growing middle class will maintain this demand in future also. Jobs are increasing in the country. At the same time, people’s desires are also going up. He said that the prices may have increased but there has been no decline in people’s sentiments regarding real estate investment.
Demand will also increase due to increase in urban population
Nirupa Shankar of Brigade Group also said that by the year 2030, the urban population of the country is going to increase from 35 percent to 40 percent. FICCI and Enrock surveys have also revealed that even today real estate remains a preferred investment vehicle. Supporting this, WeWork India CEO Karan Virwani said that India has the advantage of population. We have seen decades of demand in this sector. This is a market in which no slowdown is visible at the moment.
Nikhil Kamat has recently bought a house
However, Nikhil Kamat said that now the average birth rate has come down to two children. Till a few decades ago it was limited to four to five children. In the coming time, people will need less houses. We will also have a situation like Japan, where the demand for houses has reduced. As remote work culture increases, urban demand will also decrease. Nikhil Kamat kept promoting renting of houses for years. He has recently bought a house.
